How much does this cost?

We have no monthly or annual fees. We simply charge 10% commission - only on successful bookings.

If the payment is going through us then transaction charges apply to customers who pay by credit card (2%) or American Express (3%). There is no charge to the customer for paying by debit card. However, this does not affect the 10% you pay.

If you choose to have the payment sent directly to your PayPal account - the charges will be provided by PayPal. 

When and how do I receive payment from my bookings?

We take and hold on to the payment until after the stay has been completed. All major banks insist on this for fraud prevention and secuirty reasons.

However, if you would like to receive the payment sooner you can sign up for a free PayPal account. We'll simply arrange for any payments to be made directly to you.

Can I simply just add the commission you charge onto my prices?

Sure. Some people already build an allowance into their prices for marketing (mostly the people who manage/own multiple properties). Remember - the more competitive your pricing the more chance of getting bookings. Take a look at the pricing of similar properties to yours.

How do you know my availability?

We always check with you prior to any bookings to ensure you have availability. This helps avoid any double booking problems. You will soon have the option to upload your availability to the website - to ensure you only get relevant enquiries.

Am I tied into a minimum contract?

Nope - we're not like that. You're free to come and go as you please.

What happens if I am VAT registered in another EU country?

No problem. We work with people that are based all over Europe. For those that don't pay VAT we simply invoice you at a VAT rate of 0%. Ask us for more information.

What happens if a booking gets cancelled?

If a booking is cancelled (by either the property owner/agent or the guest) we retain our commission to avoid bookings being cancelled unnecessarily. You should always aim to provide alternative accommodation of the same standard or higher (which we should be able to help with) if you cancel a booking. You should also have details in your terms and conditions that outline a policy on retaining deposits due to cancellation.

What are the advantages of being a premium property listing?

I have my own terms and conditions - will these still be valid for any bookings?

Yes - please send them to us and we will provide them to guests that book via Let In Edinburgh (along with our own terms and conditions).

Do you offer a full management service?

We don't. But we work with some excellent people that do. Ask us for more info.

What's a booking on request?

Online booking properties can be booked immediately online but with a "booking on request" property (coming soon) you can receive an email with the dates a person would like to stay at your property. If you're available you simply reply with a price. The availability and price of that stay will be valid for 24 hours (to avoid any double booking issues), during which time the potential guest can book and pay online.

How much does online booking cost?

It's a free upgrade available to all premium members who pay a 10% commission on bookings. You can also use the online booking system on your own website free (we simply pass on a 2% banking charge to you for any successful bookings).

Why should I use online booking?

Our research and experience shows us that guests are much more likely to stay at a property they can book and pay for online, immediately. Online booking ensures your potential guests can book immediately. No messing around with enquiries about availability and prices.

Our booking system allows you to set all incoming bookings to pending. This helps avoid double bookings and give you the option to decline certain bookings. 

We are adding a comments box for those that need it and, for those that don't want a full online booking system we are introducing a "booking on request" feature. 

Can I use the booking system on my own website?

You sure can. And it means that when you update your availability and prices for your own site your also updating your details on Let In Edinburgh. You simply pay a 2% banking charge for any successful bookings. There are no additional costs or charges at all.

How safe/secure is the booking system?

Very. We spend a lot of time and money ensuring that it's all completely secure. To process payments we work with some of the biggest and most established names available.

Can I still speak to my guests?

Yes. Feel free to chat away. We're adding a comments box within the online booking system and after a successful booking you have access to all contact details (email, telephone numbers, etc.).

If you're worried about automatically accepting bookings you can switch on the "pending booking" feature - giving you the option to approve/decline any bookings.

Why do you offer this option?

This option is here for people that would like a presence on the site but are not looking to increase their booking rate or increase the promotion of their property.

How do I receive/process enquiries?

All enquiries go through the Let In Edinburgh system. When enquiries reach us we simply pass on the details to you. If a booking is to be made we pass the guests details on to you to follow up.
