This apartment is part of a beautiful A listed Georgian town house located on the 2nd floor (no lift). Split level flat with communal entrance.
The flat has 3 double bedrooms. Bedrooms 1 & 2 have Kingsized beds which can be split into twins if necessary and are downstairs. Bedroom 3 (upstairs) has a double bed and a sofa bed. This room can accommodate a family of four if the children are young enough to share. An airbed for children and a travel cot can be provided on request.
All bedrooms are to the rear of the flat - away from any traffic/street noise and look over private gardens.
The master bedroom has an ensuite WC.
The marble bathroom has underfloor heating, bath, shower and WC.
A large open plan kitchen, dining area and living room has a 6 seater extendable dining table, 2 sofas and an armchair. Free Broadband Wi-Fi access, 42-inch LCD television, with Freeview, V+ digital hard drive recorder and DVD player.
The wow factor in this flat has to be the open plan communal area with it's triple sash windows. Light pours into this room first thing in the morning making it a perfect place to wake up, enjoy breakfast together and lounge around before heading out. It is also a great place to congregate in the evening, enjoy a few drinks and spark up the chandlier.

Centrally located in the East End of the New Town area just 5 minutes walking distance to Princes Street and Waverley train station, an airport bus drop off point is close by.
Also close by are tourist attractions such as Edinburgh Castle, The Royal Mile, Scott Monument, Calton Hill and Arthur's Seat.
Bars and Pubs, Restaurants and cafes are all within a few minutes from the apartment. Edinburgh's main shopping area's such as Princes Street and George Street are a short walk away.
The flat is also a minute away from the infamous 44 Scotland Street where Alexander McCall Smith has based his various novels. It's worth a walk around to visit the address - quite a peculiar experience and you can see why he chose that particular place.
Parking outside the flat is free after 5.30pm on week days and is free all weekend. During the weekdays parking costs £1.20 per hour. There are, however, cheaper and free places to park should you be prepared to walk further.
Check in is 3.30pm and check out is 11am. Full details of how to check in and out will be sent to you in a confirmation letter after you have booked the apartment. We will always try to accommodate guests if arriving earlier and need to leave luggage, please note this is subject to availability.
All towels and linen are provided for your stay. No security deposit is required.
Parking details Plenty of on street parking is available outside the apartment. Metered parking apply during week days and evenings and weekends are free.
