We’ve stayed in numerous apartments in Edinburgh and just like the references we read before we booked, we can confirm this place is an absolute GEM ! Fabulous location, a short walk from our usual haunts around George Street /Princes Street, but also perfect for the New Town and a previously unexplored area for ourselves, Stockbridge, with a wonderful collection of smart coffee shops, boutiques and restaurants.
This apartment is superb – a true home from home with everything you could need for a short city break or longer stay. Situated in a smart, quiet crescent, the website photographs really can’t convey the quality and scale of the accommodation. All rooms are light and very spacious. Decor and condition throughout is tasteful and immaculate.
The personal and attentive service of John, the owner was first rate – faultless !!
To conclude, and perhaps the biggest compliment we could pay... in previous years we’ve chosen a date for our Edinburgh visit, then selected an apartment based on availability (With varying degrees of satisfaction), but next time we’ll be checking John's calendar first, then arranging our travel plans accordingly – so if this place is available for your dates grab it quick – as we hope to re-book soon !

This is a lovely comfortable apartment. It's bright clean, airy and spacious, with everything one could need for comfort. A real home from home. We'd definately choose it again without hesitation. We loved Edinburgh too!

What a lovely place to stay! A beautiful location with stunning architecture all round and this house is completely in keeping, the sash windows are beautifully restored instead of being replaced with UPVC. The rooms are palatial in size and very comfortable. We arrived at night and did not realise till breakfast that the kitchen at the back has an even more enchanting view than the front terrace. I almost don't want to write a review as this is one of those secrets you want to keep to yourself but that would be unfair to John who deserves lots of grateful customers like us. We will certainly be going again.

We stayed as a family of 4 (2 teenagers) and had a great time. The apartment (that word does not do it justice) was really well located and equipped. We were able to produce a full Sunday dinner (for 6) with all the crockery, cutlery and seasoning we needed available from John's kitchen. The only room that could be improved is the master bedroom as the bed is a little on the small side, especially for such a big room. The Sunday market in Stockbridge should not be missed.

Having lived in Edinburgh before I was really keen to stay in a typical New Town flat of character and Royal Circus Apartment was exactly what I had been looking for. Situated in a beautiful Georgian terrace the property is really spacious with lovely high ceilings and full working window shutters. All the rooms were furnished to a high standard and its location is fantastic being only 10 minutes away from George Street and minutes from Stockbridge. I will be going back!

A stunning Georgian flat close to the city centre. The flat is a complete home from home, light and spacious with everything you could possibly need, including i-pod dock, dvd player and an extremely fast wifi broadband connection. The accommodation represents great value for money. The owner is very welcoming and helpful and left milk in the fridge and coffee and tea for our use. There's a very handy small supermarket nearby and a large Sainsbury's slightly further. Iglu, a bistro serving all locally sourced produce, is 5 mins walk away and is excellent for a night out. It's about 10-15 mins walk to Prince's Street (uphill - be warned!) but the bus stop is nearby.

This is such a lovely flat. The bedrooms are spacious and the bedding extremely comfortable. The location is close to everything and there is a taxi and bus stand on the corner. Very quiet and safe neighborhood.

We would thoroughly recommend this apartment to any holiday makers. It is a beautiful basement apartment - very bright and airy with huge bedrooms and a beaufiful relaxing lounge. It was better than hotel accommodation. The location is terriffic, five minutes from Stockbridge with its lively pubs and we found a great Thai restaurant (turn left before you go over the bridge to Stockbridge).
It takes less than ten minutes to walk to the centre of the city from the apartment and there are small supermarkets nearby.
We are already looking forward to our next visit.

This is a wonderful apartment, very spacious and airy and spotlessly clean. Very close to the Botanic Gardens and some lovely restaurants are very close by. The owner who let us in a passed us the keys was very friendly and helpful. Would definitely book again for future visits to Edinburgh.

Amazing location very spacious and well furnished first class accommodation. Owner John was really helpful and went out of his way to make sure everything went well during your stay. We would definitely go back , had a great time. Would definitely recommend the apartment to anyone going to Edinburgh.

I would highly recommend this property to anyone staying in Edinburgh. It is clean, light, very spacious and well appointed. As well as this is in a fantastic area of Edinburgh with pretty much anywhere within walking distance. We feel very pleased with our choice and had a great time.

A really nice apartment, very spacious and well furnished in a great location. Despite appearing to be at basement level it is light and airy. The owner was charming and helpful and left a lot of consumable items that would have been useful had we arrived unprepared. Our only frustration was the hot water system which we found difficult to fathom - we must have wasted gallons of water waiting for the hot to arrive. A shower in the bathroom would have been good.

Brilliant property!! So nice and spacious and the lovely sun trap was an added bonus. There are gardens across the road that you can use but we never ventured there, am sure they were lovely though. The owner of the property is really nice and I could not believe the size of the rooms. Parking is not brilliant although we got a space ok, and we only had to pay for Monday morning. However parking anywhere in Edinburgh is an issue so dont hold this against this fab property. Only about 10 minutes walk from Princes Street so you can stagger home after a night out. Would highly recommend this apartment!
