A two bedroom, with extra garden room, two bathroom apartment, grand in scale offering city centre living with that all important garden adding an extra dimension to what is already a wonderful property. The two main bedrooms, living area, dining area, kitchen and one bathroom and one shower room are all on the ground floor. This is a very spacious property with the two main bedrooms to the back of the property (not the main road). Bedrooms and gardens have a sunny aspect.

After passing through the entrance vestibule, the dining area has a dining table to seat 6 and provides a lovely setting for dining. The spacious sitting room has designer touches, period features and great views of Edinburgh castle!

The master bedroom has a zip and link bed which can either be a superking or two singles and garden views. There is a bathroom adjoining the master with a bath, stand-alone shower, underfloor heating and anti fog mirrors. The second bedroom also has a zip and link bed which can either be a superking or two singles. It too benefits from views over the garden. There is a second bathroom on this floor with stand-alone shower.

The sleek fully fitted kitchen has a table to seat four and all-modern conveniences.

Down the curved staircase is situated a garden room complete with french doors to the lovely spacious garden. The garden has two large areas of decking, garden furniture and a BBQ allowing guests to use this outdoor space for entertaining and relaxing if the weather should suit!

We also offer a double bed in the garden room for £12 per night per person. Probably best for children or the occasional use as this basement room can be subject to a slight rumble from trains so not suitable for light sleepers. Needless to say, it was used as a bedroom by the owners.

We reserve the right to vet any group booking. This apartment is not suitable for stag parties, hen parties or young single sex groups. Whilst we welcome younger people, one member of the booking party must be over 25yrs. Strictly non smoking.
